What Should I Expect?

Often, what we expect and what we get are not the same thing. At Benchmark we try to give you more than you expect. We start by treating you with good old fashioned respect and courtesy and take the time to answer all your questions before, during, and after the inspection. A Benchmark Inspection is complete and comprehensive and includes:

  • Heating and Air Systems (temperature permitting)

  • Plumbing Systems

  • Electrical Systems

  • Roof and Attic

  • Walls, Ceilings, Floors, Windows and Doors

  • Foundation, Basement, and Visible Structural Components

Testing is Also Available for:

  • Radon gas

  • Lead Based Paint

  • EIFS Siding Moisture

  • Mold (Wichita's most credentialed mold inspector)

  • Bore Scope wall cavity review.

  • Snake Eye Video Camera review of duct work.

  • Urine in Carpet

  • Swimming Pools

  • Sprinkler System

  • Carbon Monoxide (free during the inspection)

In short, if it's visible and we can get to it, with few exceptions - we will report on it's condition. Now that's truly a comprehensive inspection.

Before The Inspection

Before beginning the inspection the inspector will thoroughly review the inspection process and Pre-Inspection Agreement with the customer. The customer will be asked to carefully review the agreement and is encouraged to ask questions that may arise. Once the customer signs the agreement then the inspections can begin. * It is important to note that the inspection is a limited visual review of the home. The inspection is not fully exhaustive and is not designed to, nor can it expose all of the defects or risks associated with the home. It is designed solely to expose the defects which are readily apparent and of significant concern. The buyer must understand that the purchase of real estate is inherently risky and the inspection simply helps to reduce the risk.
